Buying a Property in Spain, Why get the Property Inspected

Buying a house is said to be one of life’s most stressful experiences, buying a property in Spain that can be a 2 -3 hour flight away can only add to the stress, but when Roy Howitt bought a Spanish property it created a business providing professional home inspections (snagging services), for new build properties, to avoid the dream of owning a Spanish home turning into a nightmare.

Around one year ago he set up InspectaHomeSpain, after buying a new apartment in the Costs Blanca, on a new urbanisation of 193 properties, that had some major defects, when he could not find a company that could provide a snagging inspection, or advice and discovered that some Estate Agents really do not provide any after care and loose interest once the sale has completed.

Buying an off plan property in Spain involves a series of staged payments, while the property is being built, and the final payment, typically 30%, once the property is complete. The agent or builder will then notify you when the property is complete and ready and ask to come to Spain to inspect the property and then complete the sale at the Notary paying the balance on the same day which is where your problems can begin.

Buying a property is exciting and you arrive expecting to be able to move into your new dream home. The agent will normally request that you inspect on a one day and complete at the Notary the same or the next day which allows no time to get the builder to repair any defects. Emotionally you want to get moved, you may need to get rental income, you possibly have organised furniture delivery and installation of an alarm so often complete regardless of how many defects the property has or even if the pool isn’t finished, or the property isn’t quite finished.

Roy’s own experiences demonstrates what can go wrong ‘We arrived on site to snag the property, a common term to check for building defects, and were horrified to find the pool not completed, no paths or access, and no water & electricity connected to the property, a 3 bed roomed apartment and we had been assured that everything was finished, and that we would be able to move straight in. With no lighting and a bathroom and kitchen without windows it was difficult to check, and I arrive without any tools, torches etc but I found 36 defects, mostly tiling and decoration, and stupidly completed at the Notary the following day. The following day when I was given unlimited access and the electricity and water was on I could see lots more problems and luckily, via a local builder, found a contact with home inspection experience, who snagged the property properly and found 117 defects including, water outlets not connected, loose window and door frames, 8 sockets and switches not working, no vent in the bathroom and that a large solarium area needed relaying as the tiles were loose and lifting. 2020 hindsight is a great thing but I definitely would not have completed on the property with these problems, and now knowing how long it can take to get defects fixed, I would not have completed on the property if I had been able to get the information from a professional home inspection.

Roy felt that the developers took advantage of buyers’ ignorance of the process and their legal rights on standards, and took little responsibility for spotting any defects themselves plus the language barrier didn’t help when I was asked to sign off a snagging list in Spanish’ So InspectaHomeSpain was launched to provide homeowners with the expertise of an industry professional and to take the stress out of what is already a highly traumatic process and news of the service spread and they checked 56 properties on the same urbanisation and identified more than 7000 individual defects.
Some of The Top 10 Tips before during & after a home inspection

1. Do not agree to inspect and complete over a two day period. Request at least 5 working days between inspection and completion to allow time for snagging defects to be repaired. By not completing you will be in stronger position to get defects repaired. A house inspection company can check the property without you needing to be present.

2. Before you arrange the trip get the developer/agent to confirm in writing that the property & communal area are complete. If communal areas are not complete get the builder/developer to confirm in writing completion date for these areas. If you are buying a property for rental income the lack of a pool will effect the rental value

3. Get the developer to confirm that water and electricity are connected and available on the day of inspection

4. If you have bought via an agent insist that a representative from the agent, that speaks Spanish, is an the inspection

5. Negotiate that you retain a percentage of the final payment, typically 5% which is paid when the snagging defects are repaired

6. Go well equipped, a plan of the property and list of what’s included, prepare a snagging list room by room. Take a digital camera, good battery powered lights, spirit level, indelible marker and tape to mark the defects, binoculars to inspect the roof area.

7. Don’t be afraid to shake things, door & window frames, toilets, taps The property will have builders clean so it will be dirty and dust can hide all sorts of problems so take cleaning materials.

8. Never sign a snagging list on the day with the developer, get them to send them to you and your solicitor

9. Find a key holder early in the sales cycle, somebody that can get access to the builder for repair work access and security supervision. Spanish builders are not known to arrive on time or to complete work quickly

10. Don’t be afraid to refuse to complete on the property if you’re not happy, don’t be bullied by the agent & builder to complete, remember the agent normally gets paid when you complete so be wary if they offer a snagging service

eBay Express Offers Exciting New Selling Options

Recently eBay launched its new “eBay Express” and it’s almost certain to be a major profit center to eBay sellers.

As everyone knows, eBay began as an auction site. Catering to small, mom and pop sellers, eBay evolved into a more traditional online shopping channel with its stores and such features as Buy It Now (BIN) which allows buyers to purchase merchandise immediately, rather than waiting for an auction to end.

With eBay Express this transition to online store is complete, although eBay will certainly retain the auction format for which it is most famous.

In 2005 eBay bought shopping.com and the similarity in format between the two is apparent. The format is almost identical although there are far more items on eBay Express than shopping.com. For instance, this morning in ‘women’s apparel’ there were “469,207 matches found” on Express and “79,000 items from 525 stores” on shopping.com.

One great difference: with the eBay Express system every purchase goes to the same shopping cart, even though there are thousands of merchants. The shopping site, on the other hand, leads directly to the individual store that owns the displayed merchandise.

eBay sellers cannot sign up for eBay Express, although they can opt out. Instead, the merchandise is automatically listed if it’s in the BIN format or if it’s listed in an eBay store. At this time, there is no charge for this dual listing on eBay and eBay Express, although I feel certain that this will change in the future and that eBay will charge for this service.

Sellers will receive not only more exposure for each item listed, but there are other benefits as well:

1. Buyers can choose to purchase multiple items all in one transaction, just like any traditional store. This is so much simpler than dealing with eight different auctions, eight different sellers and eight different shipping fees that it’s almost certain to encourage multiple sales.

2. This will, in turn, solve one of the biggest gripes of eBay sellers: the dreaded Non Paying Bidder! For reasons known only to themselves, there are multiple dead beats who deliberately win an auction – but never pay the seller. Usually they don’t even respond to repeated emails. This is very costly to sellers – not only in the obvious sense of unpaid merchandise but also because of the loss of other buyers who were legitimately interested in the merchandise but have most likely gone elsewhere. With eBay Express, everything will be paid in advance so the buyer won’t withdraw her merchandise from the market yet never be paid for it.

3. There is a shopping cart for eBay Express and it includes multiple ways to pay.

4. eBay has promised to aggressively promote eBay Express in the search engines and there is every reason to trust that promise. After all, it is in eBay’s interest to use their considerable muscle to ensure the success of eBay Express. This is certain to mean more traffic to sellers.

Although the starting point of seller participation is either an eBay store or Buy It Now items, there are additional requirements:

* At this time, the Express is only available to American and Canadian sellers. If eBay Express is a success, this is very likely going to expand to other countries.
* The items for sale must physically be in the US
* There are PayPal conditions: the seller must be either a PayPal Business or a PayPal Premier participant
* Every item listed in eBay Express must include a picture
* If applicable, the “condition” field must indicate whether the merchandise is Used/New/Refurbished
* Such items as books, movies and DVDs have a “pre-filled item information” component to their listings and this must be used
* There are three choices for shipping on eBay and these must be clearly indicated in the ’shipping’ field of each listing in order to be included in eBay Express
- Calculated
- A flat fee of “X” amount of dollars
- No cost for shipping
* Sellers feedback must be a minimum of 100 points
* Seller feedback must have at least a 98% approval rate

Items will be listed in up to three different locations on eBay Express. According to eBay’s president:

“Results are sorted on relevancy against the buyer’s search by default. Searching brings back listings that may not be an exact keyword match and sorts them based on a range of factors. The buyer is able to re-sort by total cost, i.e. item price plus shipping cost.”

With all these exciting promises, there are eBay seller gripes about one feature and that is that sellers will sometimes be presented with orders from unconfirmed PayPal addresses. This is significant because PayPal offers some fraud protection but only if the merchandise is shipped to an address that has been confirmed by PayPal. If the address is not confirmed and the buyer is a fraud, sellers will lose out.

In spite of all the outrage over this provision, it isn’t that different from online sellers who have their own merchant account.

In the United States, for example, there is an Address Verification System. If we, for instance, receive an order from an address that doesn’t match the address on the buyer’s credit card, we know that we are taking a much larger risk than normal. In fact, many merchant account providers forbid turning off the AVS and breaking this rule can cost the merchant his account. In this case, all orders that don’t have an address match are automatically rejected.

If eBay sellers don’t want to agree to these terms, they have two choices:

1. The first seller choice involves opting out of eBay Express entirely. This seems to me to be a foolish choice. Yes, there is added risk but the possibility of increased business will most likely more than make up for an occasional bad transaction.

It’s imperative that we make it easy for buyers to do business with us. Perhaps the strongest example I’ve ever seen of eBay fear was a notice by a seller that we had to mail him and get permission to bid on one of his items! Undoubtedly he had been burned by an unscrupulous buyer and tried so hard to protect himself that he most likely destroyed his business. I seriously doubt that people are willing to do as he requested (unless his merchandise was irresistible – and it wasn’t!)

2. There is an option to decide on a case-by-case basis if the transaction should be honored. This might be useful in the event of very expensive merchandise, but it could quickly grow to be a problem in the event of many sales.

Most everything that eBay touches turns to gold and eBay Express will likely be the same. We cannot know the results as yet, but the increased sales will probably far outweigh the increased risk. We cannot know without testing but sellers would be wise to concentrate on these exciting new opportunities rather than focusing on fear of loss.

Wandering around eBay Express as a buyer, I cannot help but be pleased with what I find. I have the option of viewing up to 90 items on each page, the volume is gigantic, the pictures are great, and I can buy whatever I want with only one payment. It’s more like Amazon than eBay. With the vast resources behind this new selling venue, success is the most likely possibility and this seller doesn’t intend to miss out!

There are some things we take for granted in today’s world. Day
in and day out we know the sun is going to rise in the morning
and set at night, the freeway is going to be jam packed with
traffic every Friday afternoon from about three pm until six or
seven, and people who are having a baby shower will be able to
tell us whether the cute blue sailor suit or the pretty pink
dress will be an appropriate gift. Until, of course, we learn
that the drive home on Friday was smooth sailing and the
expectant mother whose shower we’re attending has no idea what
the gender of her baby is. Eyeing the sun superstitiously, we
head to the mall and try to figure out what sort of shower gift
to buy when we have no idea whether we’re buying for little
Jerry or little Elaine.

Interestingly, we forget that its only been about twenty-five
years or so since we even had the option of knowing in advance
whether the new arrivals in our lives would one day use the
“his” towel or the “hers” towel and shower gifts were always
either androgynous or delivered with a store receipt included.

granted we forget that purchasing shower gifts without the

in favor of nicely androgynous layette sets with white onesies,
white socks (no “frillies”), and completely asexual spit-up

the selling stage can’t be completed overnight but it is
definitely something that can be done by anyone regardless of
your technological background. If you can use a word processor
then you can create and sell an ebook online. While it is
recommended you set up your own website, it is not necessary.
There are outlets such as amazon.com, EBay and Lulu.com to name
only a few sites that allow you to post your ebook on their
servers.

Malignant Mesothelioma Diagnosis

When a patient has symptoms suggesting malignant mesothelioma, a doctor starts with imaging techniques to confirm a diagnosis. X-rays and CT scans of the chest or abdomen are taken to identify any abnormalities, such as fluid collections, thickening of tissue, or growths, that may indicate underlying disease. Magnetic resonance images (MRI) or positron emission tomography (PET) images are taken to determine the extent of spread of a cancer; PET is most expensive but also the most accurate. Information from scans is used to plan appropriate treatment.

Once cancer is suspected, a tissue biopsy is needed to confirm the diagnosis. If the pleura or tissue lining the chest and lungs is involved, a thoracoscopy is performed, usually under local anesthesia. A small opening is made in the chest wall and an instrument called a thorascope, through which the surgeon can see into the chest, is inserted between the ribs. Tissue and fluid can be collected through this opening. Similarly, if the peritoneum or tissue lining the abdominal cavity and abdominal organs is involved, a peritoneoscope is inserted into the abdominal cavity to collect biopsy tissue. The biopsy tissue is then examined under a microscope to find out if the cells in it are normal or cancerous. Depending on the cell type, a diagnosis of malignant mesothelioma can be made. Malignant mesotheliomas are of three cell types: epithelioid, mixed and sarcomatoid. In general, epithelioid malignant mesotheliomas are the most common and carry the best prognosis; sarcomatoid ones are the most rare with the shortest survival time.

The next step is to stage the cancer as localized, advanced or recurrent. This may be done through a combination of imaging and surgical exploration. There are three staging systems in use, each with four stages: the Butchart System, the TNM System and the Brigham System.
